SOLD: Now What to expect?

Once the Seller and the Buyer have an accepted firm offer or Agreement of Purchase and Sale contract, the Seller must carry out the following:

• Choose a Lawyer that will prepare all the legal documentation required to close and represent them on their sale transaction. The Realtor can recommend various Lawyers as a reference.

• Inform the Property Tax, Heating, Hydro, Home Insurance, Hot Water Tank, Alarm System, Internet, Cable and other related offices of the sale of the house and closing of the accounts under their names as per the closing date.

• Coordinate the details for the move out date.

• Arrange the change of mailing address with the corresponding post office.

WHAT TO KEEP IN MIND BEFORE THE CLOSING DATE

The Agreement of Purchase and Sale contract may stipulate specific actions that must be considered by the Seller prior to the closing date. Some of these may include:

• Take care of any repairs to the property prior to the closing date.

• Ensure that appliances are in good working order if being included in the sale.

• Arrange the replacement of any appliances or fixtures.

• Allow the Buyer to revisit the house for their final viewing.

• Allow the appraisal company to do an appraisal of the property.
